A major general contractor is looking for a seasoned Project Director to lead and oversee the delivery of large-scale building projects in excess of $100 million. With opportunities based in both Vancouver, BC, and Calgary, AB, this role is for someone who not only knows how to manage complex construction but also how to build lasting relationships with clients, consultants, and trades. Reporting directly to the Regional Director of Operations, you will be accountable for the full lifecycle of major projects—from preconstruction planning through to final completion and client handover. Key Responsibilities

Preconstruction Leadership

  • Develop and nurture strong relationships with new and existing clients, consultants, and trade partners.

  • Lead contract negotiations, ensuring all agreements align with project strategy and master schedules.

  • Oversee all preconstruction planning activities, ensuring the project team delivers to both client and company standards.

  • Ensure projects are properly resourced and budgets are set to meet or exceed profit expectations.

  • Actively identify and pursue business development opportunities to bring new projects into the pipeline.

  • Lead bid proposal responses with the support of marketing and project teams.

Construction Execution

  • Develop and execute a project strategy that secures the project and delivers on performance, schedule, and profitability targets.

  • Confirm estimates and cost plans balance value for the owner with design intent and targeted margins.

  • Oversee the negotiation, preparation, and execution of prime contracts.

  • Champion health, safety, and environmental standards, ensuring all sites meet or exceed legislative and company requirements.

  • Monitor project critical issues closely, ensuring the team follows through to resolution.

  • Ensure site processes, productivity targets, KPIs, and dashboards are adhered to consistently.

Post-Construction Excellence

  • Ensure all deficiencies are cleared in a timely manner and total completion meets client expectations.

  • Lead project close-out and lessons-learned meetings to drive continuous improvement across the organization.

Talent Management and Team Development

  • Lead recruitment efforts to bring new talent into the business, ensuring the team is equipped for success.

  • Coach and mentor project team members, providing ongoing feedback and supporting their career development.

  • Conduct annual performance reviews for direct reports and ensure reviews are completed for all staff.

  • Plan for succession and develop high-performing employees through continuous assessment and support.

Required Knowledge and Skills

This role demands a leader with deep construction expertise and a proven ability to manage complexity, build relationships, and deliver results.

Experience and Track Record:

  • 20+ years of experience in the construction industry.

  • 10+ years in a management leadership role within a construction company.

  • Demonstrated success managing major building projects in excess of $100 million.

  • Experience securing and managing major bids, including those with joint venture partners.

  • Proven ability to deliver profitable projects while retaining owners as long-term clients.

Technical and Leadership Skills:

  • Proficiency with MS Word, Excel, Outlook, Microsoft Project, Primavera P6, and Electronic Document Management systems.

  • Deep expertise in continuous improvement project delivery and value-added constructability processes.

  • Strong leadership capability with a track record of success in collaborative, team-based environments.

  • Ability to manage multiple priorities simultaneously and adapt to frequent change.

  • Superior analytical, critical thinking, and problem-solving skills with high attention to detail.

  • Excellent written and verbal communication skills, capable of engaging effectively with diverse stakeholders.
